Once you have viewed a property you would like to rent, we will ask you to adhere to the following procedure:
- Holding Deposit – If you view a property and decide to proceed you will be asked to pay a Holding Deposit either by cash or bank transfer. The holding deposit will reserve the property for you for seven days whilst the reference checks are being done. This forms a “deadline for agreement” whereupon a tenancy start date should be mutually agreed with yourself and the landlord, subject to referencing. The holding deposit is refundable unless you provide misleading or inaccurate information on your application, you fail a right to rent check, you withdraw from the rental of the property or you fail to take reasonable steps to enter into the tenancy agreement. This process is in accordance with the Tenant Fees Act 2019. 3.
- Deposit – this is usually equivalent to one month’s rent payable prior to occupancy. This is retained by the Deposit Protection Service (DPS) until the end of tenancy.
- Rent – this is payable one month in advance prior to taking occupancy of the property which allows you time to set up a Standing Order for future rent payments. Standing Order rent payments are mandatory for all our landlords.
- All rentals are exclusive of utility charges and council tax.
- As soon as references have been passed, we will contact you and a start date for your tenancy can be agreed.
- Any application is subject to referencing and a right to rent check then any let agreed is subject to contract.
- Tenancy agreements are all Assured Periodic Tenancy Agreements in accordance with The Renters’ Right Act 2026.
- References will be required from your current employer and current landlord. We will seek your permission for these parties to be contacted and references will be filed for the period of tenancy.
- You will need you to provide identification for each applicant over the age of 18 that will be living in the property so that we can complete a “right to rent check”. A UK passport or birth certificate and a valid UK driving licence will need to be supplied, a copy will be taken and kept on file for the period of your tenancy.
- Credit checks will be carried out at the discretion of the landlord.
- All properties are Non-Smoking.
